Jim was instrumental in selling my home during a very difficult time (family health issues, COVID). 

The day my home was listed was the day that Colorado enforced a ban on open houses, touring a home without a contract in place, and other measures that left me with a sinking feeling that I would not sell my home in any reasonable time period. Jim proved his mettle by providing a voiced video tour,and he was diligent in speaking to realtors with clients that expressed interest in my home. In addition, he made the time to scout out the area and promote the lovely outdoor spaces offered in that area. The location was the main reason I bought my home, and why I stayed in it such a long time. Jim was a good negotiator with the buyer's agent and the post-inspection mediations were reasonable. I took advantage of the special services Jim's office provided to have a consultation with the stager, to use his handyman for minor repairs, to get free boxes and packing materials, and to use a roofing contractor with whom he had personal experience. With COVID fears abounding, it was difficult to make appointments with service personnel, and Jim literally stepped in to assist me with things that didn't require a professional. He made it possible for me to move to my new home, in another state, before I closed on my listed home, and that proved to be incredibly helpful to me. When my closing date rolled around, Jim put me in contact with the right people to set up a mobile notary for the closing, so I could stay put in my new place. It was all a relatively painless, incredibly successful proceeding, and I give Jim all the credit. My experience with him was different from my past experiences with other Realtors.

    I would like to take this opportunity to thank you for the tremendous job you did of marketing and selling my parents' Golden home.  At the time of listing, I knew the home presented some unique challenges to marketing.  You rose to those challenges.  I believe the consistency and enthusiasm you provided to the marketing of the home was far beyond what would have been expected from the average Realtor.  I have never known of a Realtor who held open houses with the frequency that you did.  It made me a true believer.

Jim Found Us Our Dream House -- And It Wasn't Even on the Market!

When we were faced with a relocation to Golden from Madison, Wisconsin, we had the great fortune to meet Jim Smith through an acquaintance. At every step of the process Jim gave us excellent service and went far beyond our expectations. We had some experience buying and selling houses, but Jim's detailed knowledge of real estate in Golden and his work ethic truly made a huge difference in our process.
From the very beginning, Jim listened to our priorities, gave us an extensive tour of Golden, and helped us use his website to narrow our search in preparation for an intense trip to see homes and hopefully make an offer. During those few days, despite the fact that Jim had his own house on the market, he carved out long days for us to see an excellent selection of homes. This I know for sure, when you want to sell a house quickly, use Jim Smith. For years I watched some of Mountain Ridge?s houses change hands.  I would see neighbors use other real estate agents with no action.  The houses just sat waiting for a buyer.  Most agents did not have active open houses, or list them in the proper places or market their listings.  It was as if putting a sign in the yard and having a listing in multi-list was enough.  With Jim, we were geared to have multiple open houses until our house sold. We hired Jim to sell our house after interviewing three Realtors. All were honest and competent, but Jim's enthusiasm and his willingness to lay out his sales record tipped the scales. He took us that day to view two houses in the neighborhood on the market to give us a sense of what the competition was like. After that, his continuing advertising, his staging consultant's advice on how to change the house for showing and his able handyman's work repairing our fence were all exceptional. Jim also set us up with an excellent buyer's agent in Iowa who helped us find a great home out here.     After interviewing three agents, we chose Jim Smith because of his expertise in our neighborhood, his honesty and his responsiveness.  Jim answered our initial call while he was on vacation!  He immediately called us when he returned home and always answered phone calls and e-mails right away.  His communication style is straight forward.   Jim charges a Realtor fee that is very competitive with his peers.  Another perk Jim offers, that saved us lots of money, is the free use of moving boxes and his moving truck.  We hired two movers Jim works with and were moved in a day.  It was incredible and very cost effective!
    As far as pricing our house, Jim was very detail oriented in analyzing comparables in the area, the economy, etc.  He helped us choose a price we all felt good about and that met all our goals.  As it turned out, it was perfect!
    Most importantly, our house sold in one day for full asking price.  Jim had given us several suggestions of things to do to get the house ready to sell.  He also gave us names of people who could do those things.  Jim has an incredible network of contacts!  Jim also works with a home stager if the client is interested.  We took Jim's advice, fixed the things he suggested and sold the house to the first buyer.  Jim had also done a virtual tour and flier on the house that were incredible.  They were very well done and showed the house off beautifully.  In this process he made sure to gain our approval before publishing anything and happily took our input.
    Since our house sold so quickly, we then had to find a house to move into quickly.  Jim took time the whole next week to take us to homes and help us find a great house!  We were able to close on both houses the same day!  Jim made the whole process easy and understandable.
    Some of our success was being in the right place at the right time, but without Jim's skill, the right place might not have sold (price too high, things needing to be fixed, etc) at the right time and for full price.
    Jim works in real estate with great integrity.  Several times he said he would do XYZ because that was the right thing to do or because he wanted to be honest with someone.  That is a rare characteristic in such a competitive field, and in business in general.
    We would highly recommend Jim - he knows what he is doing and is committed to his clients whole heartedly.
